Rates & Reservations
We require a 2-night minimum stay during weekends May – October.

Rates are $150 per night plus 3% room tax and 8% NY state tax during the week (Sunday-Thursday) and $175 per night on weekends plus applicable taxes (Friday and Saturday). Reservations must be made at least one week in advance of your stay. We can take payment via check or PayPal (note: you can pay via credit card on PayPal even if you don’t have an account). Payment must be received in full 7 days before the check-in date. Currently, we have only one room available for rent.

Due to the high demand for rooms in Ithaca during certain times, there will be higher rates with a no-cancellation refund policy and full payment in advance.

The room available is double occupancy and cannot accommodate additional guests.

Check in/out
Check-in is between 4pm-11pm. An email will be sent to you at confirmation with additional information. Please let us know what time frame you’ll be arriving so we can be here to let you in or make plans accordingly. Check out time is 11:00 am.

Cancellations/No Shows
Cancellations must be made within 7 days of your booking. Because we are a small, home-based business, refunds will be made only if we are notified 7 days prior to the arrival date and we will deduct a $30 service charge. A change in date is considered a cancellation. If a guest does not arrive and honor their reservation, or cancel within the appropriate time frame, they will be charged for the full amount of the reservation.

We have a 3-story home with lots of stairs that is not childproofed. Additionally our cats require a low-stress environment due to their FeLV+ status. Therefore we cannot allow children under 12 years old. Adults must accompany minors at all times.

Companion Animals
We have our own lovable cats with compromised immune systems (they are positive for the feline leukemia virus (FeLV+), so we cannot allow any other companion animals in our home. If one is highly allergic or does not like being around cats, this is not the place to stay.

Shoe-free and Smoke-free
We have a shoe-free household. Kindly remove your shoes upon entering. We have slippers that you may use while in our home if you desire to wear them. Absolutely no smoking is permitted in or near our home. No open flames/candles in the bedrooms allowed either.

Vegan food policy
While you don’t have to be vegan to stay here, we kindly ask that you do not bring any non-vegan food into our home (meat, fish, eggs, or dairy).

We’re Eco-friendly
Our bedrooms are furnished with latex queen-sized mattresses, organic cotton sheets, and antique or reused furniture to lessen our ecological impact. We have 4 kW of solar production capability on the south side of our roof, use LED lighting and water-saving mechanisms wherever possible, recycle glass, aluminum, and paper, and compost all of our food waste. Only vegan food is served for breakfast and snacks.

During weekdays, a self-serve continental vegan breakfast will be available from 8am-9am. This may include muffins/bagels/bread, fresh fruit, cold cereal with almond milk, oatmeal, juice, tea, and/or coffee. During weekends, a full vegan breakfast will be served between 8:30am-10:00am. Weekend breakfast may include pancakes/waffles/French toast, tofu frittata, crepes, vegan McMuffins and hash browns, roasted potatoes, etc. Gluten-free diets can be accommodated by request in advance.

Our home has central heat and air conditioning. We have a large dining room that you may enjoy during breakfast hours. Feel free to join us in the living room to watch television or cozy up by the fireplace in the winter months. We have a large front porch with a bench that is great for people watching or enjoying a hot cup of tea on a frosty morning.

The bedroom includes a queen-sized latex mattress bed, safe lock box for your valuables, a desk and chair, a closet with hangers, small ironing board and iron, fan, alarm clock, nightstands, bench, and luggage rack. We’ll have a snack waiting for you upon your arrival. There are no phones or TVs in the bedroom, but we do have free wifi/internet access throughout the house. Currently, we have only one double-occupancy room available for rent. See pictures of the bedroom available and house here.

You’ll have your own (or shared) full bath depending if other guests or company are staying at the same time. Toiletries include cruelty-free body wash, shampoo, and conditioner and organic cotton towels and wash cloths.

Access to a mini-fridge, microwave, toaster, electric kettle and coffee pot are available in our dining room and/or kitchen. Since our bed and breakfast is not only our business, but also our private home, no additional kitchen privileges or stove top cooking is allowed by guests. Additionally, no other persons besides the registered guests are permitted in our home.

There is plenty of on street parking in our neighborhood. Just be mindful of the parking regulations/street signs if you park on adjacent streets to ours. If you cannot find close parking and need to unload your belongings, you can pull into our driveway temporarily to do so.
